These Terms and Conditions (the "Terms") govern your access to and use of the Boonstay Vacation Homes website, our booking platform, and the vacation home and property management services we provide (together, the "Services"). The Services are operated by Boonstay Vacation Homes Rental LLC, a company based in Dubai, United Arab Emirates ("Boonstay", "we", "us", or "our").

By using our website or completing a booking, you confirm that you have read, understood, and agreed to these Terms. If you do not agree, please do not use the Services.

To make a booking you must be at least 18 years of age and have the legal capacity to enter into a binding contract. You are responsible for ensuring that all information you provide to us is accurate, current, and complete.

• A booking is confirmed only once you receive a written confirmation from us and any required payment or deposit has been received.
• Rates, availability, and property details are subject to change until your booking is confirmed. We make every effort to keep listings accurate, but we do not warrant that all descriptions, photographs, or pricing are free of error.
• The number of guests must not exceed the maximum occupancy stated for the property. Additional guests may be refused entry or charged an extra fee.
• Bookings are for short-term holiday and leisure use only, unless we have agreed otherwise in writing.

• Prices are quoted in the currency shown at checkout and may include applicable taxes, tourism fees, and service charges. Any fees not included will be clearly identified before you confirm.
• We may require a security deposit or pre-authorisation to cover incidental damage. Any unused balance is released or refunded after checkout, subject to inspection of the property.
• Payments are processed through trusted third-party payment providers. We do not store full card details on our own servers.

Cancellation and refund terms vary by property and rate type and are shown at the time of booking. The terms presented during checkout form part of these Terms for that booking.

• To cancel or amend a booking, contact us as early as possible using the details below.
• Refunds, where due, are issued to the original payment method and may take several business days to appear, depending on your bank or provider.
• We reserve the right to cancel a booking in exceptional circumstances, such as damage to the property, force majeure, or events beyond our control. In such cases we will offer a comparable alternative where possible or a full refund of amounts paid for the affected stay.

During your stay you agree to:

• Treat the property and its contents with care and keep it secure.
• Respect house rules, building regulations, and applicable laws of the United Arab Emirates, including those relating to noise, occupancy, and conduct.
• Not use the property for any unlawful, commercial, or hazardous purpose, or for parties or events without our prior written consent.
• Report any damage, fault, or maintenance issue to us promptly so we can address it.

You are responsible for the cost of repairing or replacing any item damaged, lost, or removed during your stay beyond reasonable wear and tear.

Standard check-in and check-out times are communicated in your booking confirmation. Early check-in or late check-out may be available on request and may carry an additional charge. Failure to vacate by the check-out time may result in an extra night being charged.

The Services are provided on an "as available" basis. To the fullest extent permitted by law, Boonstay is not liable for indirect, incidental, or consequential loss, or for loss of or damage to personal belongings, except where such loss results from our negligence.

Nothing in these Terms limits or excludes any liability that cannot be limited or excluded under the laws of the United Arab Emirates.

All content on this website, including text, graphics, logos, images, and software, is owned by or licensed to Boonstay and is protected by applicable intellectual property laws. You may not copy, reproduce, or distribute any content without our prior written permission.

Our handling of your personal data is described in our Privacy Policy, which forms part of these Terms. By using the Services you consent to the collection and use of your information as described there.

We may update these Terms from time to time. The latest version will always be posted on this page with a revised "last updated" date. Continued use of the Services after any change means you accept the updated Terms.

These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Any dispute arising from these Terms or your use of the Services is subject to the exclusive jurisdiction of the courts of Dubai.
